The Málaga authorities have decided to join the ranks of Spanish cities that are countering the problems caused by mass short-term rentals. No new permits will be issued for this type of activity in 43 areas of the city.
Málaga is an increasingly popular destination, with a significant impact on the local community. Tourists and digital nomads, who come to the city in large numbers, are contributing to higher rental prices and reduced housing availability for permanent residents. The city currently offers as many as 40,000 beds in short-term rentals, while the number of hotel beds is only 14,000.
The decision by the Malaga authorities aims to protect the urban space and provide a better quality of life for permanent residents who feel overwhelmed by the tourist load. The ban on new licences for short-term rentals will strike a balance between tourism and the daily needs of local residents.
The restriction on short-term rentals is expected to help stabilise rental prices, which have risen with Málaga's popularity on the international stage. The government's action comes in response to numerous requests from residents, who expect the city to look after their interests while creating the conditions for sustainable tourism development.
